TIPS FOR GETTING YOUR PROPERTY IN THE RIGHT SHAPE FOR TODAY’S RENTAL MARKET

Below are some of the things that need to be done before your house is ready to be put on the rental market. This will ensure that your property is ready to show to prospective tenants right away!

*Clean property (see cleaning list under Tenants tab forms)


*Paint walls, trim, doors, cabinets and ceiling as needed (if entire rooms need repainting, please contact us for specific paint colors that will make it easier to touch up later).


*Re-key all exterior doors to Texas Property Code (Therrell Lock and Safe will do this). Replace keyed exterior knobs with passage knobs and remove locks from interior doors.


*Install smoke alarms in all bedrooms and in hallways that lead to bedrooms. Install combination smoke/carbon monoxide alarm in hallway leading to garage.


*Remove all personal items from the house, garage, attic and storage buildings.


*Professionally clean all carpet and repair or replace worn areas.


*Remove washer/dryer. If you leave washers, dryers, and refrigerators, they will be provided for the tenants' use and you will be expected to repair/replace as needed.


*Leave garage remote controls on the kitchen counter.


*Remove all locks off gates.


*Mow yard, trim bushes and cut trees away from roof.
